According to CoreLogic?s National Foreclosure Report for June released today, the nation?s foreclosure inventory and sales continue to decline. According to the report, the U.S. had 60,000 completed foreclosures in June 2012 compared to 80,000 in June 2011 and 60,000 in May 2012. Completed foreclosures are an indication of the total number of homes actually lost to foreclosure.

Since the financial crisis began in September 2008, the U.S. has had about 3.7 million completed foreclosures.

Approximately 1.4 million homes ? 3.4 percent of all homes with a mortgage ? were in the national foreclosure inventory in June 2012, a drop from the 1.5 million in June 2011. Foreclosure inventory is the share of all mortgaged homes in some stage of the foreclosure process. Month-over-month, the national foreclosure inventory didn?t change since May.

?While completed foreclosures and real-estate owned (REO) sales virtually offset each other over the past four months, producing static levels of foreclosure inventory for most of this year, they are beginning to diverge again,? says Mark Fleming, chief economist for CoreLogic. ?Over the last two months, REO sales declined while completed foreclosures leveled out ? so we could see foreclosure inventory rising going forward.?

?The decline in the flow of completed foreclosures to pre-financial crisis levels is more welcome news pointing to an emerging housing market recovery,? said Anand Nallathambi, president and CEO of CoreLogic. ?However, we believe even more can be done to reduce the inventory of foreclosures by decreasing the level of regulatory uncertainty and expanding alternatives to foreclosure.?

June 2012 report highlights

? Florida ranked second in total number of completed foreclosures with 91,000 for the year ending in June. California topped the list with 125,000. The three states that wrap up the top five include Michigan (58,000), Texas (56,000) and Georgia (55,000).

? The top five states for foreclosures account for 48.4 percent of all national foreclosures.

? The five states with the lowest number of completed foreclosures over the one-year period: South Dakota (39), District of Columbia (81), Hawaii (449), North Dakota (565) and Maine (625).

? While Florida had the second-highest number of foreclosure sales, it had more foreclosed homes in its inventory ? measured as a percentage of total inventory ? than any other state at 11.5 percent. Next in the top five for percent of inventory: New Jersey (6.5 percent), New York (5.1 percent), Illinois (5.0 percent) and Nevada (4.8 percent).

It was a gala affair this past Saturday evening on Huguenot Street in New Paltz, where friends, neighbors and ancestors came together for the celebratory reopening of the circa-1721 Abraham Hasbrouck House.

The preservation/restoration project of the ?Abe House? was a massive undertaking based on the findings of ten years of intensive research conducted by a team of architectural and material culture historians to achieve a historically accurate restoration. This home is one of seven early-18th-century stone houses owned by Historic Huguenot Street (HHS) and is a repository of historical revelation ? culturally, architecturally and archaeologically.

Local officials including town supervisor Susan Zimet and village trustees Sally Rhoads and Stewart Glenn were on hand during the speeches, awards and ribbon-cutting ceremony. So were members of the Hasbrouck Family Association (HFA), HHS staff and board members, history enthusiasts and those who worked hands-on to restore this local treasure, which is part of a National Historic Landmark District and one of the homes on the oldest incorporated street in America.

Robert Hasbrouck, president of the HFA, praised everyone involved with the project, and noted with a laugh that while taking a tour, people should look at the ?historically accurate nails that were used in this restoration. They?re not like modern nails, and they cost $4 apiece! Imagine what they cost in the 18th century!?

The HFA gave out awards to skilled volunteers, whom they called the ?life-blood? of any successful organization. One of two people recognized for their benevolent efforts on this project was Rose Marie McBridge, who worked with a small team to oversee the design and sewing of cloth to be historically accurate to the 18th-century home. ?Her skills and expertise were invaluable, and she did the work entirely without cost,? said Hasbrouck.

?We want to acknowledge her sterling and heartfelt efforts with something sterling in return,? he said as he handed her the framed photo of the Abe House with a special insignia acknowledging her work towards its preservation. ?It was a labor of love,? she said.

Sanford Levy of Jenkinstown Antiques was also singled out as someone who volunteered his expertise in period furniture during the restoration project. ?My expertise is in Hudson Valley-related antiques,? he said after receiving his award. ?I was just there to make sure that items were not from the 1795 period ? too late, or from the 1810s ? way too dragged out.? He even lent many of his precious antiques to the Abe House as it reopened to the public, including coverlets, tea tables and other period dressings.

Levy also provided ceramic pieces based on the shards discovered by SUNY professor of Archaeology Joe Diamond, who conducted a summer field-study archaeology school at the Abe House after the stone floor was ripped up and prior to the historically accurate wooden floor was replaced. During that time, Diamond and his students unearthed hundreds of archaeological finds underneath the floor in the living room, which revealed many clues about 18th-century Huguenot Street life and culture. ?I used his ceramic shard samples and matched them to my own antique collection of ceramics, and was able to authenticate and provide the HFA with many of those items,? said Levy.

Tours are now available to the public in the Abraham Hasbrouck House, which has had its roof and frame replaced and restored, the interior of the house including rafters and attic stairs, fireplaces and floors, wall furnishings, windows, doors and historically accurate paint all restored to reflect life as it was when the home was built and lived in.

Construction of the Abe House was begun in 1721 by Daniel Hasbrouck, the son of Abraham Hasbrouck, a French Huguenot and an original European settler of New Paltz. The stone house was completed in 1735. According to the HHS, ?Typical of New Paltz stone houses, it was built in three sections, with the center one being the earliest and flanking rooms built as the family?s size and wealth increased. The house contains many elements of Colonial Dutch architecture, including large jambless fireplaces and an opkamer, or upper chamber, where it is believed Maria Hasbrouck, Daniel?s widowed mother, resided.?

The interpretation of the house focuses on the mid-1760s, the years leading up to the American Revolution, when Daniel Hasbrouck?s widow, Wyntje Deyo, lived in the house with six sons and one daughter, along with enslaved Africans. ?During the 18th century, a married woman?s legal rights were limited under English law. A woman could only control her own fate, buy and sell land, handle money or sign contracts if she was single or widowed,? explained HHS. Thus, tours and interpretations of the home will include the personal story of ?Widow Hasbrouck,? who became the family?s primary decisionmaker, caregiver and property-owner. Collection pieces from HHS ? some with Hasbrouck family provenance ? are arranged to introduce visitors to rooms where people slept, cooked, ate and performed a variety of daily activities necessary to support family life.

Tracy McNally, the executive director of HHS, took the opportunity with a captive audience, who were enjoying hors d?oeuvres, cocktails and a breezy summer evening, to congratulate the team effort and the HFA for its generous donations towards the Abraham Hasbrouck restoration, as well as highlighting more goings-on at HHS. McNally noted that several of HHS?s historic homes had been repainted, including the Deyo House, thanks to contributions from the Deyo Family Association and various grant sources. She also noted that HHS is hopeful of receiving a grant award from the Fred Brotherton Foundation to reinstall a kitchen in the Old Fort, now the site of the HHS gift shop, exhibitions and tour guides. ?There was a kitchen there in 1830 and again in the 1960s (when the Old Fort was a popular restaurant), and we?d like to have a kitchen again, so that we can continue to host great events like this!?

I might think something has been lost because of it, but we aren't going to change this. We aren't. Thus, instead of fighting it, why not focus on things that can't be instantly possessed and cheaply gotten? Why not encourage those young artists to perfect their live performance? Why not offer products that are not available to download? I think it is time to be more creative rather than just complain about it. Nationals rout Brewers for 6th straight win

MILWAUKEE (AP) - For the first time in 79 years, a Washington-based team is 20 games over .500.

And the Nationals say they have a lot more to accomplish.

Edwin Jackson pitched seven scoreless innings and Steve Lombardozzi hit a three-run triple in the Nationals' 8-2 victory over the Milwaukee Brewers on Thursday night.

"We haven't done nothin'," Washington manager Davey Johnson said. "We're playing good ball. We're playing good on the road. Pitching staff has been great, offense has been good, defense outstanding. That's how you win ballgames."

The Nationals have won six consecutive games, matching a season-high, and improved to 59-39. The last time a District of Columbia team was 20 games over .500 was 1933, when the American League Senators finished 99-53 and lost the World Series in five games to the New York Giants.

"It's July," Ryan Zimmerman said. "If we have the best record in September or October then we can talk about it."

Milwaukee's seventh straight loss came on the day general manager Doug Melvin acknowledged he was working to trade ace Zack Greinke, effectively signaling that the Brewers are giving up hopes of reaching the postseason a year after advancing to the NL championship series.

"We just got down early and never could get the big hit," Milwaukee manager Ron Roenicke said.

Jackson (6-6) scattered eight hits and a walk while striking out four.

"I made a couple of pitches when I needed to and had some defensive plays when I needed them," the right-hander said. "It was just a combination of both."

The Brewers were 2 for 12 with runners in scoring position against Jackson.

"Our guy was just spectacular," Johnson said. "A couple little jams and he pitched out of them. He's been pitching great all year."

The victory also allowed the Nationals to tie the New York Yankees for the best record in the major leagues.

"Those guys deserve it," Johnson said of the team's record. "They hung in there when times were really tough. Shoot, we've earned it."

Milwaukee starter Yovani Gallardo (8-8) put his team in a hole early, allowing the Nationals to score four runs in the second. The right-hander gave up seven runs on seven hits and two walks with six strikeouts in five innings.

"I just couldn't find my put-away pitch," Gallardo said.

Every Washington starter reached base except for Danny Espinosa, who went 0 for 4 in snapping his 11-game hitting streak.

Adam LaRoche homered for the third consecutive game, driving the first pitch of the second inning for his 19th home run of the year to make it 1-0.

With two outs, Roger Bernadina walked. Washington put on the hit-and-run and Jesus Flores hit a routine grounder to second, but Rickie Weeks had vacated his spot to cover second. The ball bounced into the outfield and Flores reached on a single to keep the inning alive.

Gallardo then walked Jackson to load the bases. Lombardozzi followed with a hard grounder past a diving Corey Hart at first that went down the right-field line for a triple and a 4-0 Washington lead.

The Nationals scored three more off Gallardo in the fifth. Jackson led off with a single and moved to third on a one-out single by Bryce Harper.

Zimmerman then hit an RBI single to score Jackson, and LaRoche's slow groundout to first scored Harper for a 6-0 lead.

Michael Morse hit an RBI single that drove in Zimmerman for a 7-0 lead and then added another single in the eighth that gave Washington an 8-0 lead.

Carlos Gomez hit a two-run home run, his eighth of the year, off reliever Henry Rodriguez in the eighth for Milwaukee.

NOTES: Brewers C Jonathan Lucroy was reinstated from the 15-day DL and the contract of RHP Jeff Henderson was selected from Triple-A Nashville. To make room on the roster, C George Kottaras was designated for assignment and INF Jeff Bianchi was optioned to Nashville. ... As much as I love having a 3-year-old (and I do! I really, really do!), I?ve started noticing some new and, shall we say, spirited behavior from my little darling.

She?s a girl who knows what she wants, and by durn, she?s gonna make it happen. She?s bossy. Particular. And can I add that she?s not a fan of the sharing?

Having two older children, I knew to expect this. After all, this is just the kind of behavior that some have taken to labeling the ?troublesome threes.? But there is one issue in particular that I?ve noticed more and more frequently since her 3rd birthday, and I?m scratching my head about how to handle it.

Sibling rivalry.

In the (admittedly small) amount of time I?ve spent researching the subject, I?m finding tips galore for helping families cope with new baby-related sibling rivalry. I?m not finding a lot of information about a sudden shift in a 3-year-old?s sense of security (because that?s really where this is rooted, after all) when no major changes have occurred. If anything, we?ve spent more time together as a family this summer than any other time since she was a newborn.

So what gives?

Since my daughter is the youngest, it could be that she resents that her 5- and 9-year-old brothers enjoy privileges that she doesn?t yet have. They have frequent play dates and are allowed to do some activities without my supervision (such as riding their bikes in specified areas or even just getting their own snacks from the pantry). If this is the case she hasn?t verbalized it yet, though.

It could be that she feels like the odd ?woman? out as the only girl. My boys share a room and enjoy the same types of activities, like Star Wars and video games and other things she isn?t old enough to appreciate yet. But again, she hasn?t expressed any of this to me or even displayed any signs that this is bothering her.

I may never understand where this behavior is coming from, but the experts tell me that I should minimize comparisons, promote empathy, and encourage teamwork among my squabbling siblings.

I also know that this, too, shall pass. But man. So will a kidney stone.

Asian technology shares were mixed after Apple Inc. surprised investors with a rare earnings disappointment after the closing bell on Wall Street.

Apple reported the smallest increases in revenue and income in years, badly missing analysts' expectations. Its sales were strong in terms of the numbers of iPads and iPhones sold but consumers were opting to buy the least expensive versions, slowing the company's revenue growth.

Samsung Electronics Co., which competes with Apple in smartphones and tablets, fell 0.4 percent while Japan's Sony Corp. was down 3.8 percent. Taiwanese smartphone maker HTC Corp. added 2.2 percent.

In the U.S., the Dow Jones industrial average fell 104.14 points, or 0.8 percent, to end at 12,617.32 on Tuesday. It was the third triple-digit point loss in a row for the blue chip index.

In energy trading, benchmark crude for September delivery was down 6 cents at $88.44 a barrel in electronic trading on the New York Mercantile Exchange. The contract rose 36 cents to end Tuesday in New York at $88.50.

Among currencies, the dollar rose 0.1 percent to 78.21 yen. The euro rose 0.1 percent to $1.2080.

BEVERLY HILLS, Calif. (AP) ? Sharon Osbourne said Tuesday that she's ready to say goodbye to NBC's "America's Got Talent," taking the network by surprise.

In a posting on Twitter, Osbourne addressed "my darling" fellow judge Howard Stern and said, "money is not the reason I'm not returning" to the show. Her tweet trailed off with "it's because ...." and didn't elaborate.

Her message was unexpected, NBC Entertainment Chairman Robert Greenblatt told a meeting Tuesday of the Television Critics Association.

"This is coming out of context and sort of spontaneously, and we don't even know what's going on. And it's probably much ado about nothing," Greenblatt said, declining to comment further.

Osbourne has a multi-year contract with the series, said a person familiar with the production. The person, who lacked authority to discuss the issue publicly, spoke on condition of anonymity.

"America's Got Talent," which is now airing its seventh season, added Stern to the judges' panel this year and moved the production from Los Angeles to New York to accommodate him. Howie Mandel is the show's third judge.

Osbourne's representative did not immediately respond to a request for comment.

The tweet from Osbourne, co-host of "The Talk" and wife of rocker Ozzy Osbourne, appeared to refer to one posted Monday on the account for shock jock Stern's radio show.

Stern "isn't sure if he'll do another season and says Sharon Osbourne may not come back unless she gets more money," the tweet read.

Asked whether Stern intended to stay with the show, Don Buchwald, his agent, responded by email that "we do not respond to inquiries of this sort."

Earlier Tuesday, Paul Telegdy, NBC entertainment president of alternative programming, told the critics' meeting that he was "thrilled" with Stern.

Looking beyond this season, Telegdy added, "We'd be delighted if Howard wants to come back."

?I didn?t want to focus on the other peoples? interpretation of [Catwoman] because I didn?t see where that would get me; it would only be a rehashing of something already done ? and done very well. I thought it was probably best to focus on being a part of Chris Nolan?s Gotham City.?

Nolan has made it known that he has no plans to serve as a central creative guide in the developing DC comic book movie universe.?However, that doesn?t exclude the possibility of a Catwoman movie where Nolan serves in a secondary position and helps get the project off the ground (as he did with Man of Steel).

The filmmaker offered Access Hollywood his?thoughts on a Catwoman spinoff:

?Anne is incredibly precise and articulate about the psychology of the character. She?s really built it from the ground up, it?s a delight to watch her perform, the things she does in those heels is not to be taken lightly? I certainly think she deserves [her own solo movie], she?s incredible.?

This Catwoman movie talk from Hathaway and Nolan puts the ball into play in the court of public opinion (if nothing else). Furthermore, it?s?worth mentioning:?Dark Knight Rises avoids an intimate exploration of Selina Kyle?s backstory, so there is worthwhile material for a spinoff to explore.

Asia stocks ebb as Europe crisis clouds outlook

BANGKOK (AP) ? Asian stock markets continued to ebb Wednesday amid fears Spain will become the next European country to seek a bailout while some technology shares dropped after Apple's earnings fell short of expectations.

Global markets have been roiled by a sudden surge in Spain's borrowing costs above 7 percent, a level that is likely unaffordable if sustained.

Expectations are increasing that Spain's debt-laden government will follow Ireland, Portugal and Greece in seeking a financial rescue. Its cost would far exceed the previous bailouts of smaller European economies and might pose an existential threat to the euro currency that is shared by 17 nations.

Europe's prolonged crisis is dragging on global economic growth at the same time as China's economy slows from a breakneck pace and the U.S. recovery stumbles. But so far the downturn is not as severe as the economic crunch that followed the 2008 financial crisis.

"While the downside risks to the global outlook have increased, once again, in the past couple of months, it would require a significant worsening of the eurozone crisis or a much harder landing in China, most likely the two together, to push the global economy back into recession," IHS chief economist Nariman Behravesh said in a report.

Japan's Nikkei 225 stock average was down 0.7 percent at 8,426.41 and Hong Kong's Hang Seng dropped 0.2 percent to 18,872.54. South Korea's Kospi shed 0.7 percent to 1,782.05 and Australia's S&P/ASX 200 fell 0.4 percent to 4,118.70. The Shanghai Composite was up 0.1 percent at 2,147.77.

Asian technology shares were mixed after Apple Inc. surprised investors with a rare earnings disappointment after the closing bell on Wall Street.

Apple reported the smallest increases in revenue and income in years, badly missing analysts' expectations. Its sales were strong in terms of the numbers of iPads and iPhones sold but consumers were opting to buy the least expensive versions, slowing the company's revenue growth.

Samsung Electronics Co., which competes with Apple in smartphones and tablets, fell 0.4 percent while Japan's Sony Corp. was down 3.8 percent. Taiwanese smartphone maker HTC Corp. added 2.2 percent.

In the U.S., the Dow Jones industrial average fell 104.14 points, or 0.8 percent, to end at 12,617.32 on Tuesday. It was the third triple-digit point loss in a row for the blue chip index.

In energy trading, benchmark crude for September delivery was down 6 cents at $88.44 a barrel in electronic trading on the New York Mercantile Exchange. The contract rose 36 cents to end Tuesday in New York at $88.50.

Among currencies, the dollar rose 0.1 percent to 78.21 yen. The euro rose 0.1 percent to $1.2080.

WHY WE SHOULDN?T RAISE PROPERTY TAXES IN REDMOND NEXT BUDGET, By Councilmember Hank Myers,? Redmond Reporter, 7/21/2012

At Tuesday night?s City Council Meeting, Finance Director Mike Bailey outlined the state of the current Redmond budget as we passed the 75% mark of the biennial period. The highlights are that Redmond?s cash on hand position is $9.5 million better than projected for this point in time. Even excluding a $4.0 million sales tax special payment from the State, we are still well over $5.0 ahead of our own projections. This strong cash position is due to our recovering sales tax revenue, as well as property tax collections that are about $1.5 million better than projected. On the expenditure side, Mayor Marchione and his Director team are under-spending the budget by 7.63% (compared to 7.08% last quarter). The City Council is the most frugal department, under-spending its budget by over 23.5%.

Last week Mr. Bailey presented an analysis of overall economic trends which show a strengthening recovery, particularly locally. If sales taxes follow the economic trends, we should see significant improvement in our single largest revenue source. Unlike other cities in our area, Redmond continued to raise property taxes in each of the last four years of the great recession. In dollar terms it is not a big amount, but it is not the only tax increases our residents have had to pay, and it came during a time when real income was declining.

Looking at all this, there are three excellent reasons why we should not raise property taxes in the next budget.

First, we don?t need the added revenue. We are looking at a budget-end cash surplus approaching $12 million. This is the third cash surplus in three budgets. At the end of the last budget we added a new multi-million dollar reserve fund that puts our reserve capacity well above city averages in our state. At the end of 2008 we created an innovation fund to encourage more efficient service delivery out of that surplus. By contrast, increasing property taxes the allowed 1% raises just under a million dollars for the biennium. Our residents rate city service delivery at impressively high levels. Conservatism is a laudable virtue in budgeting, second only to accuracy.

Next, how a government considers its citizens is vital. Except for a small amount of development services, all of the general fund revenue comes from taxing the productivity of the community. There are easy rationalizations for tax increases: ?it?s not a lot of money? or ?other governments are raising taxes more?. The bottom line is that any government that puts its own needs ahead of those of its citizens is not worthy. Besides, the property tax is the only general tax within the direct control of the city.

Third, the budget will be structurally balanced without a tax increase. We did not need the property tax increase in the current budget to assure a six-year structurally balanced budget, nor did we need it in the previous one. The question is how do we use our current surplus to create the most sustainable benefits for our residents? We have spent the last two surpluses creating innovation funds and super-safe reserve levels. Now is the time to use our surplus outside of city hall, almost literally putting it on the streets for the benefit of everyone.
